FEASIBILITY STUDY

• Current-status analysis with:

– Verification of environmental, historical, archaeological, and landscape constraints affecting the areas or properties interested by the project

– Examination of the supply capacity required for the various utilities (electricity, gas, telecommunications, water, and wastewater)

• Overview of the project area

• Identification of project alternatives from the perspective of technological, organizational, and financial choices

• Diagrams describing and identifying the essential characteristics of the project alternatives

• Estimated timeframes for the implementation of the project alternatives

• Preliminary cost estimate of the systems

• Comparison of the project alternatives

PERMIT APPLICATION

• Documents (plans, technical specifications, bill of quantities, etc.) for permit applications

• Documents requested by the Authorities for the approval of the projects

TECHNICAL-ECONOMIC FEASIBILITY STUDY (Art. 41, paragraph 6 and Annex I.7)

• General report describing the rationale for the project based on functional objectives (e.g., regulatory compliance, performance improvement) and defining the technical solutions adopted

• Technical report outlining the needs for the project and a preliminary assessing of the sizing of the system elements

• Sustainability report including a preliminary analysis of energy needs (estimated consumption and expected energy performance, including calculations and system simulations for system sizing and consumption optimization)

• BIM modelling, in the cases provided for by Art. 43

• Plans in an appropriate scale highlighting the positioning of the main system components (ducts, pipes, equipment, etc.); and functional network diagrams indicating flows and connections

• First indications and prescriptions for the Safety and Coordination Plan

TECHNICAL DESIGN

• General Technical Report detailing the design choices for the systems, including technological solutions, safety criteria, performance and quality standards, with references to the drawings and the technical specifications. It includes applicable regulations and parameters, any variations from the previous design, and digital management methods (BIM) where applicable.
• Techinical Report of the Systems detailing technical verifications, design choices, applied standards, and any additional investigations carried out, ensuring consistency with the PFTE (Technical and Economic Feasibility Project) and cost invariance.

• Plans and diagrams describing in detail all the system-related aspects of the project, with scaled representations no smaller than 1:50 for general views and 1:10 for construction details.

• Calculations for the correct sizing of lighting fixtures, equipment, cables, piping, ducts, and all elements required for the technological systems

• Maintenance plan for the work and its parts (including the user manual, maintenance manual, and maintenance schedule)

• Health and Safety Coordination Plan pursuant to Legislative Decree 81/2008

• Labor Cost Incidence Overview
• Work Schedule (Gantt chart)
• Unit Price List, including any analysis using parametric prices and cost references from technical price lists (e.g., DEI, regional or specialist databases, etc.) or market surveys
• Bill of quantities
• Draft Contract, defining terms, penalties, schedule, suspensions, obligations, accounting, payments, inspections, testing, and dispute resolution procedures
• Technical Specifications, clarifying technical aspects not evident in the drawings and detailing operational methods, performance standards, and applicable regulations to ensure proper system implementation

• Technical Report and Documents for the Application of Minimum Environmental Criteria (CAM) as required by the applicable regulations

• Safety Report, adapted to the characteristics of the project, containing the elements specified in Annex XVI to Legislative Decree no. 81 of April 9, 2008.

CONSTRUCTION MANAGER AND CONSTRUCTION ASSISTANCE

  • Accounting documents (measurement registers, accounting books, etc.)

  • Safety coordinator for the design and the management of the construction site in compliance with the law D. Lgs. 81/2008 (ex D.Lgs. 494/96)

  • Documents concerning the security of the infrastructure

  • Security and Coordination Plan in compliance with the art. 12, and all required documents (layouts, tables with labor costs incidence)

  • Report with useful information regarding the protection of workers against all risks linked with their activity, taking into account the proper technical rules and the annex II of the document U. E. 260/93

  • Work timetable

FURTHER SPECIALIZED SERVICES:

  • BIM Revit MEP design of technological installations

  • Tests and verifications of the technological installations (with certification, when required)

  • Technical assistance and consultancy (general or specialized)

  • Consultancy for upgrading of existing installations in compliance with the current standards

  • Measure and registration of the main electrical factors

  • Inspections (Quality Inspector) for custom engineering systems (according to the Client’s request) as DC Panel, UPS Panel and Unit Control Panel

  • Request for the Fire Brigade approval

  • Design analysis

  • Documentation for S.C.I.A. (Segnalazione Certificata Inizio Attività, that is Certified Notification of Beginning of the Activity)

  • Documentation regarding the law ex 10/91:

  • Analysis, monitoring and optimization of energy consumption; energy diagnoses; identification of efficiency interventions; and technical support for access to incentives, in compliance with the qualification of Energy Management Expert (EGE) in conformity to the UNI CEI 11339 standard.

  • Certificates of Energy Qualification (AQE)

  • Certificates of Energy Performance (APE)

  • Certified Thermo-Graphic Analysis

  • Thermo-graphic measurements carried out by experts (level 2 and 1) in compliance with the Standard UNI EN ISO 9712
